It would be better to buy the property then to develop it into student housing by Campus Crest. Do a Yahoo or Google Browser search you and you can see what your getting by allowing them to build.

Don't Go Grove

Parking can be an issue for the buildings in front. Plenty of space in the back, but don't be fooled by their "gated" community. Keep in mind The Grove targets college age tenants, so it's generally a gigantic frat house. The two main gates have been out of commission the majority of my seven month lease there, and because of the college atmosphere and lack of gates, you can usually find parking spots that should be reserved for actual tenants taken by guests who are just partying there. For those living in front buildings, parking can be a real pain.

The apartments look nice, but it becomes very obvious that corners were cut in construction. I was lucky enough to not have neighbors above me for several months during my lease, but when there were it was extremely loud. Every little step boomed as if the people above were dropping bowling balls on their floor. As for adjacent neighbors noise wasn't quite as big of an issue. The three bedroom apartments have one room touching the adjacent neighbors room. As long as you and your neighbors keep music and movies (anything loud) in the living room or the other two rooms, it never seemed to be a problem.

Grove is HORRIBLE 1
By Susan S. Grove
This place is horrible. I have never been so happy to move out of anywhere in my life. The management is horrible. The overages on the electric each month can not be explained - they must be pocketing the money. If something breaks it stays broken. The worst part is when you move out they will try and gouge you for everything and anything. DO NOT SIGN A LEASE HERE
